Mei Says provides free property calculators and data tools for informational purposes. We are not a licensed financial advisor, real estate agency, or property developer. Nothing on this site constitutes financial, legal, or property advice.

Calculator accuracy

Our calculators use rates published by IRAS, HDB, MAS, and URA. We update them regularly, but rates can change without notice. Calculator results are estimates — actual stamp duty, loan amounts, or affordability may differ based on factors we cannot account for.

Specifically:

  • BSD and ABSD rates are based on IRAS published schedules
  • Loan calculations use general MAS TDSR/MSR guidelines
  • Property data comes from URA, HDB, and public sources
  • We round to the nearest dollar for readability

Not financial advice

We say this clearly: do not make property decisions based solely on our calculators. Always consult a qualified financial advisor, lawyer, or HDB/IRAS directly for decisions involving significant sums of money.

Our opinions (where expressed) are exactly that — opinions backed by data, not professional recommendations.
