Your age doesn't just affect how much you earn — it directly limits how long you can borrow, which changes how much you can afford.

Answer: Max tenure is 30 years (bank loan, private) or 25 years (HDB loan). But the real limit is the age + tenure rule: your age plus loan tenure must not exceed 65 for full LTV (75% bank / 80% HDB). If age + tenure is 65–75, LTV drops to 55% — meaning a much bigger down payment.

For joint borrowers, the oldest borrower's age is used. LTV applies to first property with no existing loan. Second property LTV is 45% (bank) regardless of tenure.

The Age + Tenure ≤ 65 Rule

MAS (Monetary Authority of Singapore) requires that your age at the time of the loan plus the loan tenure does not exceed 65 years if you want the full LTV. This is meant to ensure borrowers can repay before retirement.

If age + tenure falls between 65 and 75, you can still borrow — but your LTV drops from 75% to 55%. That's a huge difference in how much cash and CPF you need upfront.

Age + tenure above 75 is not allowed.

At 45, the trade-off is clear: take a shorter tenure with higher monthly payments at 75% LTV, or go longer at 55% LTV but need $240K more upfront. Neither is ideal — which is why age matters so much.

What This Means for Your Purchase

  • Under 35: You get the full 30-year tenure at 75% LTV. Maximum borrowing power and lowest monthly payments.
  • 35–44: Still in good shape. At 40, you get 25 years at 75% LTV. Monthly payments are higher but manageable.
  • 45–54: Tenure starts to compress fast. At 50, only 15 years at 75% LTV. Monthly payments are steep, or you accept 55% LTV with a massive down payment.
  • 55+: Only 10 years at 75% LTV (55 + 10 = 65). At this point, most buyers need significant cash savings or a co-borrower.

A 35-year-old gets the full 30 years at 75% LTV. A 45-year-old is capped at 20 years for 75% LTV, or can stretch to 30 years at reduced 55% LTV.

Does the age limit use the oldest or youngest borrower?

For joint borrowers, MAS uses the age of the oldest borrower (or the income-weighted average age if incomes differ significantly). This means adding a younger co-borrower does not automatically extend your tenure — the bank may still use the older borrower's age.

What happens if my loan tenure exceeds 25 years (HDB) or 30 years (private)?

Your LTV drops from 75% to 55% for bank loans (or 80% to 55% for HDB loans). This means you need a much larger down payment. For a $1M condo, 75% LTV means $250K down. At 55% LTV, that jumps to $450K down — an extra $200K.

Can I refinance to extend my loan tenure?

You can refinance, but the new tenure is still subject to the age + tenure rule. If you are 50 and want to refinance, your max tenure at 75% LTV is 15 years (50 + 15 = 65). You cannot game the age limit by refinancing.

Is there a minimum loan tenure in Singapore?

There is no regulatory minimum tenure, but most banks prefer a minimum of 5 years. Shorter tenures mean higher monthly payments, which may fail the TDSR test at 55% of gross income. Practically, most buyers take 20–30 year tenures.
