Answer

How Long Does It Take to Sell an HDB?

Whether you're upgrading to a condo or right-sizing, here's the realistic timeline from listing your HDB to walking away with the sale proceeds.

Answer: 3–6 months total from listing to completion. Finding a buyer takes 2–8 weeks (faster in a hot market), the OTP process takes about 3 weeks, and HDB resale completion takes approximately 8 weeks. You must have completed your 5-year MOP before you can list.

First — Check Your MOP

You cannot sell your HDB until you have completed the 5-year Minimum Occupation Period (MOP). The clock starts from your key collection date, not your purchase date.

  • Log in to My HDBPage (my.hdb.gov.sg) to check your key collection date.
  • Add 5 years — that's your earliest possible sale date.
  • You can start preparing (valuation, agent, renovations) before MOP, but you cannot list or grant an OTP until MOP is reached.

The HDB resale completion stage (~8 weeks) is the same regardless of market conditions. What changes is how fast you find a buyer.

What Makes Your Flat Sell Faster

1. Pricing

The single biggest factor. Price it at or slightly below recent transacted prices in your block/estate and you'll get offers fast. Overprice by $20K–$30K and you could sit for months.

2. Location

Mature estates (Toa Payoh, Queenstown, Bishan) and MRT-proximate flats sell faster than non-mature locations with limited amenities.

3. Floor & facing

Higher floors with unblocked views command more interest. Corner units and south-facing flats tend to move quicker.

4. Condition

Well-maintained or recently renovated flats attract more viewings. Clean, decluttered spaces photograph better and leave a stronger impression.

5. Remaining lease

Flats with less than 60 years of lease remaining face loan restrictions (reduced LTV, shorter loan tenure). This narrows the buyer pool and can slow the sale.

After the Sale — What You Get Back

On completion day, the sale proceeds are distributed. Here's where the money goes:

  • 1. Outstanding HDB/bank loan is fully repaid.
  • 2. CPF used + 2.5% accrued interest goes back to your CPF OA.
  • 3. Agent commission (if applicable) is deducted.
  • 4. The remainder is your cash proceeds.

Your cash proceeds are what funds your next home's down payment. Use the affordability calculator to see how far it stretches.

FAQ

How long does it take to sell an HDB flat in Singapore?

The total process takes 3 to 6 months from listing to completion. This includes finding a buyer (2 to 8 weeks), the Option to Purchase period (21 days), and the HDB resale completion (about 8 weeks after submitting the resale application). In a hot market, you can find a buyer within 2 to 4 weeks.

Can I sell my HDB before MOP?

No. You must complete the 5-year Minimum Occupation Period (MOP) from your key collection date before you can sell your HDB flat on the open market. There are no exceptions for standard sales.

How long does HDB resale completion take?

After both buyer and seller submit the resale application to HDB, the completion process takes approximately 8 weeks. HDB processes the application, checks eligibility, and arranges the completion appointment. This timeline is largely fixed and cannot be rushed.

What affects how fast an HDB flat sells?

Key factors include price (competitively priced flats sell faster), location (mature estates and MRT-proximate flats move quicker), floor and facing (higher floors and unblocked views are preferred), condition (renovated flats attract more interest), and market conditions (hot market = faster sale).

Do I need an agent to sell my HDB?

No, you can sell without an agent. But most sellers use one because agents handle viewings, negotiations, paperwork, and the HDB resale process. Agent commission is typically 2% of the sale price. DIY selling saves the commission but requires more time and effort.
