What is the income ceiling for the Enhanced Housing Grant (EHG)?

The EHG has an income ceiling of $9,000 per month for couples and $4,500 for singles. Grant amounts decrease as income rises: couples earning up to $1,500 get the maximum $80,000, while those earning $8,501-$9,000 get $5,000. You must have worked for at least 12 months and not own or have disposed of private property in the last 30 months.

Is there an income ceiling for the Proximity Housing Grant (PHG)?

No. The Proximity Housing Grant has no income ceiling. Any Singapore Citizen household buying a resale flat to live near parents or married child (within 4km) qualifies for $20,000. If you are buying to live with parents or married child in the same flat, the grant is $30,000. Singles buying near parents get $10,000 or $15,000.

Can I get multiple HDB resale grants at the same time?

Yes. The three main resale grants (EHG, CPF Housing Grant for Family, and PHG) can all be stacked. A first-timer couple earning $5,000 buying a 4-room resale flat near parents could receive up to $80,000 (EHG) + $50,000 (Family Grant) + $20,000 (PHG) = $150,000 in total grants. Each grant has its own eligibility criteria.

What counts towards the income ceiling for HDB grants?

HDB uses the average gross monthly household income over the 12 months before your resale application. This includes basic salary, overtime, commissions, bonuses (averaged), and rental income. It does NOT include NS allowance, one-off insurance payouts, or dividends from investments. For self-employed, HDB uses the latest tax assessment.

Do second-timers qualify for any HDB resale grants?

Second-timers can only get the Proximity Housing Grant (PHG) at half rates: $10,000 for living near parents (vs $20,000 for first-timers) or $15,000 for living with parents (vs $30,000). Second-timers do NOT qualify for EHG or the CPF Housing Grant for Family. If you previously received a housing subsidy (BTO or grant), you are a second-timer.
