MOP is the 5-year countdown that stands between you and your next property move. Here's how to check yours.
Answer: Your HDB MOP (Minimum Occupation Period) is 5 years from your key collection date. Not your purchase date. Not your move-in date. Check your exact date on My HDBPage (my.hdb.gov.sg) under My Flat > Purchased Flat. Simple formula: Key collection date + 5 years = MOP date.

How to Check Your Exact MOP Date
Log in to My HDBPage
Go to my.hdb.gov.sg and log in with Singpass.
Go to My Flat > Purchased Flat
Your flat details page shows the key collection date.
Add 5 years
That's your MOP date. From the day after that date, you can sell, upgrade, or rent out the entire flat.
Alternative: Check your Option to Purchase (OTP) or title deed for the key collection date.
What MOP Actually Means
MOP is HDB's rule that you must physically live in your flat for at least 5 years before you can sell it or buy private property. It exists to prevent speculation on subsidised housing.

What Happens at MOP — Your Options
1. Sell and upgrade to a condo
The most common path. Sell your HDB, use the proceeds + CPF for a condo down payment. This is what most of the calculators on this site are built for.
2. Keep the HDB and buy a condo
Possible, but you'll pay ABSD on the condo (20% for SC second property). You also cannot use CPF for the condo if you still own the HDB. Most people can't afford this route.
3. Rent out the entire flat
After MOP, you can rent out the whole flat with HDB approval. You'll need to find alternative accommodation. Good for income, but you still own an HDB (limits on buying private).
4. Stay put
Nothing wrong with this. If you're comfortable, your loan is manageable, and you're not itching to upgrade — MOP just means you now have options.

When is my HDB MOP?
Your MOP date is exactly 5 years from your key collection date — not your purchase date or move-in date. If you collected keys on 15 March 2021, your MOP is 15 March 2026.
How do I check my exact MOP date?
Log in to My HDBPage (my.hdb.gov.sg) > My Flat > Purchased Flat. Your key collection date is listed there. Add 5 years and that is your MOP date. You can also check your title deed or Option to Purchase.
Can I sell my HDB before MOP?
No. You cannot sell your HDB flat on the open market before completing MOP. The only exception is returning the flat to HDB under compassionate grounds (divorce, financial hardship), which requires approval and is rare.
Can I rent out my HDB before MOP?
You cannot rent out the entire flat before MOP. You can rent out spare bedrooms after living in the flat for at least 3 years, subject to HDB approval and occupancy cap rules.
Does MOP apply to resale HDB flats?
Yes. Whether you bought a BTO, SBF, or resale flat, the 5-year MOP applies. It resets from your key collection date for that purchase — not the previous owner's MOP.
What can I do once MOP is reached?
After MOP, you can: sell your flat on the open market, buy a private property (condo/landed) while keeping or selling the flat, or rent out the entire flat (with HDB approval). Most upgraders sell and buy a condo.
