Answer
Proximity Housing Grant (PHG) in Singapore
A grant to encourage families to live near their parents or married children. Applies to both BTO and resale HDB flats.
Answer: The Proximity Housing Grant gives $30,000 for families and $15,000 for singles buying an HDB flat within 4km (straight-line distance) of their parents’ or child’s home. It stacks with EHG (up to $80,000) and the Family Grant ($50,000–$80,000), for a potential combined total of up to $190,000.
PHG Grant Amounts
| Buyer Type | Distance | PHG Amount |
|---|---|---|
| Family (couple / with children) | Within 4km | $30,000 |
| Family | Living together | $30,000 |
| Single (35+ years old) | Within 4km | $15,000 |
| Single (35+ years old) | Living together | $15,000 |
| Any | Beyond 4km | $0 |
Distance is measured in a straight line, not driving distance. “Living together” means listing parents/child as occupiers in the new flat.
How PHG Stacks with Other Grants
Example: first-timer family buying a resale flat within 4km of parents
| Grant | Eligibility | Max Amount |
|---|---|---|
| Enhanced CPF Housing Grant (EHG) | Income ≤ $9,000/mo | $80,000 |
| Family Grant (Resale) | First-timer family, resale flat | $80,000 |
| Proximity Housing Grant (PHG) | Within 4km of parents/child | $30,000 |
| Maximum Combined | $190,000 | |
For BTO flats, the Family Grant does not apply. Max BTO stacking: EHG ($80,000) + PHG ($30,000) = $110,000.
PHG for Singles
| Grant | Eligibility | Max Amount |
|---|---|---|
| EHG (Singles) | Age 35+, income ≤ $4,500/mo | $40,000 |
| Half Housing Grant (Resale) | First-timer single, resale flat | $40,000 |
| PHG (Singles) | Within 4km of parents/child | $15,000 |
| Maximum Combined (Single, Resale) | $95,000 | |
How the 4km Rule Works
- Straight-line distance — measured from your new flat to your parents’/child’s registered address. Not driving or MRT distance.
- Applies to parents or married children — “parents” includes parents and parents-in-law. “Child” must be a married child.
- Checked at application — HDB verifies the distance when you apply for the flat. No ongoing monitoring after purchase.
- Both BTO and resale — for BTO, the distance is from the project site. For resale, it is from the specific unit address.

FAQ
How much is the Proximity Housing Grant in 2026?
The PHG is $30,000 for families and $15,000 for singles. These amounts apply whether you are buying a BTO flat or a resale flat, as long as you meet the distance requirement.
How is the 4km distance measured for PHG?
HDB measures the straight-line distance (as the crow flies) between the two addresses, not driving or walking distance. You can check this using HDB’s Map Services or a straight-line distance tool.
Can I get the Proximity Housing Grant for a BTO flat?
Yes. PHG applies to both BTO and resale HDB flats. For BTO, the 4km is measured from the BTO project location to your parents’ or child’s registered address.
Can the PHG be stacked with EHG and Family Grant?
Yes. PHG stacks with the Enhanced CPF Housing Grant (EHG, up to $80,000) and the Family Grant ($50,000–$80,000 for resale). A first-timer family buying resale could receive up to $190,000 in total grants.
Do I qualify for PHG if I live with my parents now?
Yes. The requirement is that your new flat is within 4km of your parents’ or child’s home. It does not matter whether you currently live with them or separately.
What if my parents move after I receive the PHG?
There is no clawback. Once the PHG is approved and disbursed at flat purchase, your parents are free to move. The 4km proximity is only checked at the point of application.
