How much is stamp duty for a $1.5M property in Singapore?

For a Singapore Citizen buying their first property at $1.5M, the total stamp duty (BSD) is $44,600. No ABSD applies. For a second property, add 20% ABSD ($300,000) for a total of $344,600.

What is the difference between BSD and ABSD?

BSD (Buyer's Stamp Duty) applies to all property purchases and uses a progressive rate from 1% to 6%. ABSD (Additional Buyer's Stamp Duty) is an extra tax for second/subsequent properties, PRs, and foreigners — ranging from 5% to 60%.

Do Singapore Citizens pay ABSD on their first property?

No. Singapore Citizens buying their first residential property pay 0% ABSD. ABSD only kicks in from the second property onwards (20% for SC).

How much ABSD do foreigners pay in Singapore?

Foreigners pay 60% ABSD on any residential property purchase in Singapore, regardless of whether it is their first, second, or subsequent property. This is on top of BSD.

When must stamp duty be paid in Singapore?

Stamp duty (both BSD and ABSD) must be paid within 14 days after signing the Sale & Purchase Agreement. Late payment incurs penalties.

Can stamp duty be paid using CPF?

Yes. BSD can be paid using CPF OA funds. However, ABSD must be paid in cash — CPF cannot be used for ABSD.
